Title companies, not attorneys handle escrow for most real estate transactions in California. In San Francisco County, it is standard practice for the Buyer to pay for escrow fees and title. However, depending on the purchase offer negotiations, the Seller may be partially responsible for the fees.


Of course, each transaction may be unique; however, a typical escrow may follow this process: 

  • Escrow is opened after the Purchase Offer has been accepted

    • Agent deposits initial check.

    • Agent helps Buyer order various inspections.

    • Agent notifies Buyers Loan Officer of pending sale.

    • Agent reviews and discusses with Buyer all property disclosures.
